General Duties
- Enforce Governing Documents and Board policies; notify Board of violations.
- Maintain Association equipment (e.g., snow blowers, vehicles).
- Supervise Resident Managers and Relief Managers in landscaping, snow removal, and other duties.
Office Operations and Responsibilities
- Respond to correspondence, phone calls, and text messages.
- Maintain and update files for individual units, Common Areas, and facilities.
- Address owner/occupant requests per Board policies.
- Manage the “facilities book” and key log.
- Provide and log complaints; notify the Board of ordinance violations.
- Process invoices, timecards, and assist with budgeting and reserve studies.
- Oversee project management tasks.
Duties Regarding Common Area Facilities
- Supervise maintenance and repairs of Common Areas, including daily cleaning, restocking, and trash removal.
- Monitor and maintain pool, spa, and laundry room facilities.
- Test pool/spa water chemistry daily; ensure safety and efficiency.
- Supervise minor repairs, annual inspections and services.
- Manage energy efficiency and maintain a neat appearance of grounds.
Snow Removal
- Supervise snow removal operations, including equipment use, shoveling, and ice mitigation.
- Secure snow removal contracts and supervise vendors for roof shoveling.
Project Security
- Ensure daily inspections, dumpster bear-proofing, and parking control.
- Monitor security cameras and respond to violations.
Seasonal Duties
- Fall: Contract for irrigation blowout and chimney sweeping. Install snow stakes, prepare pool, and store outdoor equipment for winter.
- Winter: Continue snow removal and ice mitigation as necessary.
- Spring: Remove snow stakes, clean parking lot, prepare landscape, and inspect irrigation system.
- Summer: Pressure wash decks, perform minor touch-up painting, weed flower beds, and oversee contractor projects. Set up picnic tables, barbeques, and games for owner and guest use; maintain propane as needed.
Annual Budgets
